Do You Need a Permit to Build a Deck?

Permits are set town by town, not by us

Parksville, Qualicum Beach and Nanaimo each run their own building department as incorporated municipalities. Lantzville is its own District with its own building bylaw. Nanoose Bay has no municipal government of its own — it's an electoral area of the Regional District of Nanaimo, which issues permits there instead. We confirm the rule for your specific address before quoting a permit fee.

Nanoose Bay: a permit is required

The Regional District of Nanaimo's permit-required list states plainly: "Remodel or construct a deck." This applies to rural property in RDN electoral areas, including Nanoose Bay. The RDN also lists what does not need a permit: fences under 2 metres, retaining structures under 1.0 metres holding back less than 1.0 metre of earth, and buildings under 10 square metres such as a storage shed — none of which cover a deck.

Parksville: fee schedule published, deck rule not stated

The City of Parksville runs its own building department under Building Bylaw No. 1387 and publishes a construction permit fee schedule, but no statement on whether a typical deck needs a permit. We confirm your specific Parksville job with the City's building department rather than assuming either way.

Nanaimo: decks fall under Alteration permits

The City of Nanaimo's residential building permit page lists permits as required for any detached building over 10 square metres, any structural alteration, addition, demolition or layout change, and any construction changing a portion of the house's layout or use. Its residential permit category list includes "Alteration (additions, decks, etc.)" — so Nanaimo lists decks under alterations and additions.

Lantzville: decks not addressed

The District of Lantzville runs its own building department under Building Bylaw 182. Its building permit page does not mention decks at all, and its one published exemption — for a single-storey standalone building under 55 square metres with no sleeping or dwelling use — does not extend to a deck. We confirm every Lantzville job with the District directly.
